Gol Gol's newer lots sit on sandy river-terrace soils, and the structure plan steers development towards flood-free ground, which helps keep slabs clear of the worst of the water. Even so, sandy ground has its own demands: it needs to be well compacted, and where a lot has been filled or levelled for a new estate, that fill must be checked and compacted before a slab goes down, because loose or uncontrolled fill can settle and crack a slab. Sand can be relatively free-draining, but pockets of reactive clay turn up across the district, so the ground is not uniform. For that reason we recommend a site classification and soil test on a new house slab rather than assuming what is underfoot. We then build the slab and footings to that classification and to AS 2870. The lot is newly filled. Can you still pour a slab on it?
We can, but the fill has to be right first. Loose or uncontrolled fill on a new estate can settle and take a slab with it, so we check and, where needed, compact the ground before pouring. On a house slab we recommend a site classification so the footings and slab are designed for the actual conditions under AS 2870. That way the new slab is sitting on ground that has been prepared, not just levelled.
How do you stop a new slab cracking in summer?
We manage the heat with timing and curing. On hot Sunraysia days we pour early in the morning, use an evaporative retarder to slow surface drying while finishing, and shield the slab from drying wind. Once it is finished we wet-cure or apply a curing compound and keep it curing for several days so it gains strength evenly. Control joints are cut at planned spacings to guide any shrinkage movement to the joints.
Is Gol Gol affected by flooding?
The Wentworth Shire structure plan steers new development to flood-free ground, so the newer estates are generally kept clear of the worst flood risk. Even so, we treat lots near the river with care, using damp-proofing and attention to drainage where the ground warrants it. If your block is lower or closer to the river, we will factor that into the base and slab detailing. A soil test helps us confirm the right approach for your lot.
Can you work in with my builder's schedule?
