Concrete Repairs In Mildura

A few local factors gang up on concrete here. Reactive clay subsoils, common in the texture-contrast Mallee soils, shrink in the long dry and swell after rain or irrigation, which flexes slabs and opens cracks. The hot, arid summers also drive rapid surface drying, so concrete that was not cured properly when it was poured tends to craze early. On top of that, a lot of local concrete is old and unreinforced, so it has little to hold it together once movement starts. That flaking is called spalling, and near irrigated or low-lying ground in Sunraysia it is often driven by salt and moisture. Salty, damp ground attacks the cement and corrodes any steel in the slab, and as the steel rusts it expands and pushes the surface off from below. Frost is not the issue here, but salt and a shallow water table certainly are in the older irrigation districts. We can grind back and resurface sound slabs, but where the steel is badly corroded, replacement with a higher-grade mix and proper cover is the lasting fix.

Often, yes, depending on why it sank and how far it has dropped. Sunken slabs usually come from poorly compacted fill, sand washing out or tree roots, so we check the cause first. Minor lips can be ground back to remove the trip hazard, while larger drops may need the section re-levelled or cut out and re-poured on a properly compacted base. If the ground beneath keeps moving, we will be upfront that a patch is only temporary.

Usually, yes, provided the slab underneath is structurally sound. Resurfacing bonds a new wearing layer over the top and typically costs well under a full tear-out and re-pour. The catch is that it only works if the base concrete is not cracked through or moving, so we inspect before recommending it. It comes down to the condition of the slab and what is causing the damage. Sound concrete with isolated cracks or a worn surface is worth repairing or resurfacing, while concrete that is cracked right through, heavily salt-damaged or badly settled is usually cheaper to replace over the long run. Much of Mildura's soldier-settlement and irrigation-era concrete is now old and unreinforced, so replacement is increasingly the sensible option for those slabs. A repair lasts when the cause is dealt with, not just the symptom.
